Remember that whereas you may 'own' the lease for a particular unit within Augustus Court, you do so only with the consent of the Augustus Court freeholder, Abbotdeal, subject to your compliance with the terms, conditions & covenants within the legal lease agreement that you have with Abbotdeal.
You are required under those covenants to keep Abbotdeal and Termstake, and so therefore your fellow shared freeholders, informed of changes relating to your unit that you wish to make before you commit to them taking place.






Under no circumstances must any major modifications be made to any structural part of the property, whether within your defined lease or affecting a common part of the building - in particular the removal in part or whole of a wall.
The replacement of window frames is usually permitted, but is subject to:

you seeking Abbotdeal’s approval before making any financial or contractual commitments, and
-
the proposed result being in keeping with the style & design of the rest of the whole property and of the existing frames.
If you wish to make significant changes to the fittings within your property like replacing/ renewing bathrooms or kitchens then you must seek Abbotdeal’s approval of this first and extend the courtesy of informing your neighbours of the work and its intended schedule, especially if it will entail considerable noise from drilling, hammering and the like.
Please note that you must arrange for all building waste, old fittings and redundant soft furnishings to be removed off-site. Nothing must be left or dumped near the bin sheds as the removal of such items is not within the contractual obligations of the weekly refuse collection service operated by the local Council. If you have paid the Council for an arranged pick-up/removal of any items then please inform the Managing Agent of this by email or using the Contact page so that no penalty charges are issued.
Clause III-21 of your lease has been relaxed so that you may, if desired, install one small TV satellite dish on the external wall of your flat subject to it not obscuring the view of any neighbouring property. Communal digital free-to-air reception aerials are installed for the whole of Augustus Court.
